Maintenance Operative/Gardener - Part time

This role requires working at our residential units across SW London and Surrey, so your own transport would be very useful.

  1. JOB PURPOSE:

To maintain our accommodation units and respond to repair and maintenance requests in a timely manner ensuring the best possible environment for our service users and staff.

Working as part of an effective team, ensuring our staff and service users are always updated and notified of any works.

  1. RESPONSIBILITIES
  • Handle necessary repairs and maintenance to include undertaking minor fixes such as repairing broken locks
  • To undertake a cycle of redecoration at all units, working to tight deadlines when a unit becomes VOID.
  • Check control panels and electrical wiring to identify issues
  • Install appliances and equipment
  • Routine landscaping/lawn mowing/pruning/tidying of the grounds at each unit
  • Comply with safe working practices & report faulty equipment & potential hazards
  • Travel to all and be on call to carry out minor emergency repairs outside of normal working hours
  • Test and record water and radiator temperatures as specified
  • Maintain accurate notes and maintenance logs and report to site manager
  • Check the fire alarm points weekly, including fire exits, door retaining devices & fire emergency lights

Requirements

Essential

Experience

Proven experience in maintenance, painting and decorating, gardening, building, DIY and general housekeeping.

 

Understanding health and safety legislation and management of risk.

Skills and Knowledge

Some technical knowledge of plumbing and electrics to enable identification of issues

 

IT skills to complete reports and send emails.

 

Understanding of equality and diversity and ability to promote equality in all aspects of your work.

Personal Qualities

Positive attitude to working with people experiencing mental health problems.

 

A non-judgemental, accepting approach to working with people who may be challenging. 

 

Ability to manage own time and identify priority jobs.

 

Good communication skills

 

Willingness and ability to travel between our London services – carrying equipment as necessary
