New Homes Sales Manager

Role Overview

The Midlands Residential Development Sales team has firmly positioned itself as a market leader in new homes sales, marketing and development consultancy.

A fantastic opportunity is available for a highly capable and motivated existing Sales Manager or Senior Sales Negotiator to join our busy and successful team based out of the Birmingham office. 

We are a high-performing, fast paced and friendly team selling new home developments across Birmingham the wider West Midlands region, with a great culture and environment.

You will have autonomy to manage client and buyer relationships, deploy bespoke and creative sales and marketing strategies across our growing portfolio of developments to generate property viewings and drive sales. The role requires excellent organisation, outstanding customer service skills, teamwork and a good understanding of the Birmingham and wider Midlands residential market.

This is a permanent position with the title of Associate or Associate Director, depending on experience, which will also determine the salary. Commission is paid monthly.

Key Responsibilities

The successful candidate will lead and manage a selection of high-profile developments across various price points in Birmingham City Centre and affluent West Midlands suburbs. They will oversee day to day operational management of these developments, coordinating with onsite sales advisors and sales managers to ensure proactive marketing, sustained sales rates and price optimisation for each scheme. A proven track record in sales and marketing is essential, along with good working knowledge in consultancy, reporting and compliance.

  • Possess a robust understanding of the local property market, including competing developments.
  • Maintain strong knowledge of all new build schemes marketed by Savills and cross-sell to interested applicants.
  • Effectively manage off-plan sales and conduct property viewings in marketing suites, show homes and in completed units.
  • Develop and implement creative marketing strategies to sustain and enhance sales rates throughout each development’s lifecycle.
  • Respond efficiently and comprehensively to applicant enquiries from various sources.
  • Monitor and expedite contract exchanges to meet the 28-day target.
  • Keep marketing materials, such as brochures and price lists, up to date on Savills systems and onsite.
  • Generate leads through regular ‘power hour’ callouts and email HTMLs.
  • Update and maintain records in Reapit (CRM), ensuring accuracy of deal information.
  • Ensure sales offices and show homes are always well-presented, addressing issues as needed.
  • Provide weekly update reports to our client commenting on general enquiries, viewings, sales progression and marketing sentiment on each development.
  • Report all offers to our clients within 24 hours and confirm in writing, recording notifications in Reapit.
  • Manage the sales process from offer to completion, logging all sales data in Reapit, including enquiries, viewings, offers, reservations and buyer information.
  • Collect and track comparable market data, updating Savills systems for regional developments.
  • Utilise online design tools such as Canva to create new visual marketing templates for social media.
  • Be available for weekend and evening work (when required) to support new home launches and staff development sites or sales offices (with time off in lieu).
  • Manage reservations and deposits, and promptly draft and distribute Memorandums of Sale to all relevant parties.
  • Create and maintain listings on Reapit, ensuring detailed and engaging marketing copy, specifications, floor plans and imagery for prospective buyers.
  • Draft invoices to clients following contract exchange and legal completion.
  • Follow and enforce health and safety procedures, ensuring team compliance.
  • Ensure anti-money laundering (AML) documentation and buyer IDs are recorded in Reapit.
  • Attend client meetings when required and weekly department team meetings.

    In addition to these tasks, the successful candidate may be required to undertake additional duties as needed.
